Off-Plan Property in Alanya with Developer Instalments
Buying off-plan property in Alanya gives you more choice and more time to pay. At the beginning of a project, there are more floors, layouts and apartments with better views still available.
The standard initial payment for projects in Alanya starts from 30%. The rest is paid in installments during construction. In some cases, the payment plan can be extended beyond the handover date. The installment plan comes directly from the developer, so there is no bank loan or bank interest involved.
Once the contract is signed, the agreed apartment price is fixed. If the developer raises prices for the remaining units during construction, your purchase price stays the same.
Current off-plan projects in Alanya are listed in the Musa Homes catalogue on this page.
Why Buy Property Before Construction Is Complete?
Prices are usually lower at the beginning of a project than they are closer to completion. You also do not need to pay the full amount upfront.
Take a €100,000 apartment as a simple example. With a 30% initial payment, you pay €30,000 at the start and the remaining €70,000 in installments during construction.
Developers then raise prices as construction progresses and more apartments are sold. You may buy for €100,000 at launch and see similar apartments in the same project listed at €115,000 a year later. Your agreed price remains €100,000.
There is another advantage at the beginning of sales. You can choose the better floors, open views, corner apartments and stronger layouts before they are sold.
New-build property also remains a major part of the Turkish housing market. In 2025, 540,786 new homes were sold across Turkey, up 11.6% from the previous year. New homes accounted for 32% of all residential sales.
What Does an Investor Gain by Buying Early?
An off-plan purchase lets an investor secure a property without tying up the full purchase price on day one. Part of the capital stays available while the apartment is being built.
The apartment itself matters just as much as the project. The biggest apartment is not always the best investment. A good layout, floor, view and position within the complex can make a property easier to rent or resell later.
If you plan to sell before completion, we check whether the developer allows contract assignment and what the conditions are. Every developer has different rules.
For a rental investment, we look at the expected maintenance fee, facilities, distance to the sea, transport and demand for that apartment size in the area.
In 2025, foreign buyers purchased 7,118 residential properties in Antalya Province, the second-highest figure in Turkey after Istanbul.
Where Can You Buy Off-Plan Property in Alanya?
New construction is spread unevenly across Alanya. Some areas still have a large supply of new projects, while others have limited land and far fewer new developments.
Mahmutlar
Mahmutlar is one of the largest residential markets in Alanya. The area is already well developed, but new projects continue to appear on remaining plots and redevelopment sites.
Mahmutlar already has the infrastructure around it. Shops, restaurants, schools, public transport and the seafront are all there before the new complex is completed.
Kargıcak
Kargıcak has more higher-priced developments, villas and projects with open sea and mountain views. The area is lower density than Mahmutlar.
For an off-plan purchase in Kargıcak, the exact position of the apartment matters. Floor level, building position and an open sea view can make a significant difference when the property is later rented or resold.
Oba
Most new construction in Oba is now concentrated in Upper Oba. Lower Oba is already densely developed, so new projects there are limited.
Upper Oba has modern residential complexes with swimming pools, parking and on-site facilities. The area is still developing, but schools, hospitals, shops and shopping centres are already in place, with central Alanya within easy reach.
Kestel
Kestel has low-rise development, so projects tend to be smaller than the large residential complexes found in other parts of Alanya. The area is close to the sea and Alanya Alaaddin Keykubat University.
Land for new construction is limited. Buying early in Kestel gives you more choice of floors and apartment positions before the best units are taken.
Avsallar
Avsallar remains one of the active new-build areas on the western side of Alanya. Many projects have their own swimming pools, gyms, SPA areas, gardens and leisure facilities.
The area is well known among international buyers and is close to the beaches around İncekum. Early buyers can often choose between standard apartments, garden duplexes and penthouses within the same development.
Payallar
Payallar still has larger plots available for development, which allows developers to build bigger residential complexes with several blocks, large pools, sports areas and children’s facilities.
At the early stage of a project, the same budget can often give buyers more choice in terms of apartment size, floor and position than in more established central areas.
Demirtaş
Demirtaş continues to see new residential construction on the eastern side of Alanya. Development is less dense, with more open space around many new projects.
It is also closer to Gazipaşa Airport than the western side of Alanya. Many new projects include 1-bedroom and 2-bedroom apartments, with a wider choice of floors and views during the early sales stage.
How Do Developer installment Plans Work?
The standard initial payment for off-plan property in Alanya starts from 30% of the apartment price. The remaining balance is then divided into payments during construction.
Payments can be monthly or made every few months. If the standard schedule does not suit the buyer, we can discuss different terms with the developer. In some cases, the initial payment can be reduced to 20%, payment dates can be changed or the balance can be extended beyond completion.
The final terms depend on the project and the apartment you choose.
The agreed purchase price is fixed in the contract. The contract also sets out the initial payment, remaining balance, payment dates and handover date.
What Do We Check Before an Off-Plan Purchase?
A 3D render shows what the developer plans to build. We need more than that.
We look at the land documents, building permit, contract, handover date and the process for issuing the title deed, known in Turkey as TAPU. We also look at the developer’s completed projects.
If the company has already delivered projects in Alanya, we can see the quality of the façades, common areas and apartments, and how those buildings have held up several years after handover.
We also go through the apartment specification. This includes the kitchen, bathrooms, flooring, air conditioning, appliances, underfloor heating and anything else included in the sale. Anything promised as part of the property should appear in the contract or technical specification.

Musa Homes has worked in the Alanya property market since 2009. We have seen projects from their first sales launch through construction and final handover, and we have collected completed apartments together with our buyers.
We know what to look at beyond the brochure and 3D renders. We compare the launch price, payment plan, apartment position, documents and the developer’s previous work.
For investment purchases, we also look ahead to handover and consider which apartment will be easier to rent or resell.
